Fee Simple
“Full Control, Pass It Down”
Complete ownership; can sell, inherit, or pass it on.
Fee Simple Defeasible
“Follow the Rules or Lose It”
Ownership depends on conditions—break the rule, lose the property.
Fee Simple Determinable
“Auto-Revert”
If conditions are broken, property automatically returns to the original owner.
Fee on Condition
“Court Decides”
If conditions are broken, owner must go to court to take the property back.
Life Estate
“Yours Till You Die”
You only own it for your lifetime or someone else’s.
Life Tenant
“Caretaker Owner”
Has to maintain property, pay taxes, but doesn’t own it forever.
Act of Waste
“Don’t Trash It!”
Life tenant can’t damage or devalue the property.
Remainderman
“Next in Line”
The person who gets the property after the life tenant dies.
Remainder Interest
“Future Claim”
Their legal right to inherit the property.
Reversionary Interest
“Back to Owner”
If no remainderman, the property goes back to the original owner.

Ownership lasts for someone else’s life, not yours.
