What is the difference between Net Floor Area and Gross Floor Area?

What is a Grossing Factor?

A

Net Floor Area:
Spaces measured to inside of face of walls or enclosure of the space. Used to describe the area required to accommodate the function or purpose. Excludes corridors, service spaces etc

Gross Floor Area:
The total area of the building. Including all the net floor area plus the corridors, walls, columns, structure, exterior wall thickness, mechanical spaces, electrical rooms, stairs and vestibules etc

Grossing Factor:
Multiplier assigned to Net Floor Area. Will range depending on the building and program type, size of building etc. Will usually range from 1.2-1.6 - represents assumptions only.

What is the difference between Master Plans and Urban Design?

A

Master Plans:
Define long term development strategies and layouts for specific sites, campuses or communities including building location and infrastructure and circulation. A master plan can sometimes follow the completion of a functional program to establish project phases over a site

Urban Designs
Is a specialized discipline with a broader scope than master planning. It includes all scales from the layout of cities to the streetscapes and public realms between buildings and details like street paving and street furniture. Urban planning focusses less on land use regulations and more on design concepts such as place making and networks. It give more attention to critical dimensions, proportions and textures or urban spaces than a master plan would

- Post development flows

- Where grading will be required to divert stormwater across a site toward existing or proposed infrastructure.

A

Water Demand Calculations: modelling of requirements for water demand on an existing or proposed development. Including domestic water consumption and waste along with fire servicing/standpipe water demands. The report will identify
- Loading demand for supply and the impact of a proposal on the existing system.
- Any potential upgrades required to meet increased demand on supply or discharge
- Existing and proposed hydrants, siamese connections, sprinklers etc and associated loading on the proposed standpipe and municipal supply lines
- The report will be accompanied by supporting graphs, hydrant flow test etc
