During your inspection what were some factors impacting footfall?
A
There was a high street mostly filled with boutique style shops. Simply being on the right side of the road closest to the only main car park in the village meant greater levels of footfall. This was due to large amounts of traffic running through the village

Describe the designated defective dwelling
A
Prefabricated reinforced concrete slabs which allowed for water to seep through
Houses were called Reema houses and built in the late 1940’s
These were identified as weak comparables due to the significant impact on value the defects would have

Describe the defective IHT case with asbestos
A
- Property was a 60’s build 2 storey detached house. Brick build with tiled cladding to the 1st floor and exposed brick work to the ground floor
- Repair works were considered minor in relation to the £200,000 difference in value proposed. I had consulted 2 senior valuers who dealt with disrepair cases before and confirmed such works would not warrant such a cost
- Rising damp most likely caused by double glazing failure from a broken sealant and subsequent failure of the double glazing
- Repair works were estimated in the region of £30,000
