Tell me about your background–where you grew up, your family, and how you got into real estate.

A

Born in Miami, first generation American. I was the first to leave Miami, moved to Orlando where I went to college. Graduated, then taught middle school science for a few years. Eventually, I was introduced to a top real estate agent in Orlando that recruited me to join his team. Did that for multiple years, then moved to Birmingham, started investing, met Maura/Z, took down the portfolio which was the start of FVPM, and the rest is history.

What did you like about the book?

A

-When I started FVPM, I had ZERO experience in managing property. This book became my daily resource.
-The part on “everything you do is training tenants, either with good behavior or bad behavior” was crucial. Now having 4+ years of experience, this is even more true. If you want good behavior, you set the expectation and then hold them to that standard. When tenants don’t do what they’re supposed to, you have to hold their feet to the fire.

What did you dislike about the book?

A

-A lot of PM is state specific so even though this book lays out generally what it looks like to manage tenants, there is still a lot unsaid. For example, in the eviction portion, it said an eviction can be completed in a month. Right now in Bham, we’re seeing 6,8, 12 month waits for set outs. Unless you know the intricacies of your market, you won’t be able to make the best decisions to increase profitability.
-The book spells out how to manage tenants, but it does not spell out how to operate a Property Management business. Entirely two different things.

-The importance of screening tenants and how to do it
Reiterating qualification standards multiple times
Good recommended questions
-“The 13 Principles of being an Incredible Landlord”
If you follow these, your properties will perform well

Who should read this book?

A

Anyone who is looking to manage their property. If you’re self managing, definitely study this book, but even if you have a PM company, handle your portfolio, it’s still beneficial to know the ins and outs of what managing a property entails. It’ll help you have empathy with your PM company, as well as hold them accountable.

A

-Where to start……
-Get around people that are also building a PM company
-Hire great people, VA’s are a great option at first

What are some misconceptions that people have about property management?

A

-That it’s easy and that there should never be any hiccups.
-It’s a difficult industry with a lot of moving pieces, but if you can systemize it and build a great team around you, there are tons of opportunities

What would you advise people to look for when selecting a property management company?

A

Experience.
I’d want them to talk to me about their collection process/renewal process/etc. The devil is in the details

A

Trust their guidance.

A

Be ready for a beautiful mix of anger, frustration, excitement, and hopefulness.

There’s never a dull moment in property management…do you have any recent funny stories as a property manager?

A

We recently received a letter from an attorney requesting that we pay $7k for a high water bill, even though we repaired the leak within48 hours and even gave her a credit on her rent for the higher than normal usage for the 2 days.
