Most likely, you won’t be dealing directly with EPA regulations, but knowing the laws and understanding how they can leave clients liable will help you give them a heads up about costly cleanup.

the agency charged with enforcing federal environmental protection laws and taking other actions to protect the environment
Superfund Amendments and Reauthorization Act (SARA)
a federal law that amended CERCLA, designated more money to the Superfund trust, and established new environmental laws and regulations

Arizona Environmental Quality Act
The Arizona Environmental Quality Act was passed in 1986, and it’s the main environmental law that governs Arizona. The Environmental Quality Act created the Arizona Department of Environmental Quality (ADEQ) as well as the Water Quality Assurance Revolving Fund (WQARF).
Disclosure
Sellers must disclose known environmental issues. Being on a Superfund site is a material fact that must be disclosed. As an agent, you must disclose known issues even if the seller doesn’t want to or is trying to hide them.
