Tell me about an example of where you have worked well in a team.
Whilst in business rates I have worked with a building surveyor to gather evidence for the deletion of an assessment from the rating list due to extensive refurbishments. The building surveyor provided programme of works, photos, and an F10 notification. I used this information to build my case to serve a check to the VOA to have it deleted from the rating list.
How successful do you think this team was?
This team was successful in gathering the correct information as my check and evidence was accepted by the VOA and they deleted it from the rating list during the refurbishments.
What is a common issue you have come across when working in a team?
Delays in sharing information is one issue I have found.
Why is diversity and inclusivity valuable to businesses / teams?
A diverse team can better understand and relate to a diverse client base, improving client service. I’m aware that the RICS has signed an Memorandum of Understanding Action Plan to create a more diverse, equitable, and inclusive sector in order to be more representative of the soceity it serves.
What are the differences between diversity and inclusion?
Diversity relates to the presence of a group of people who have different characteristics, backgrounds, and experience.
Inclusion is the practice of making this diverse group feel welcomed, respected and valued within an organisation.
What does inclusive communication include?
Inclusive communication is an approach to communication which enables as many people as possible to be included in that interaction.
What is partnering and collaborative working?
Partnering is a way of working together in business that focuses on creating value through shared goals and better performance, rather than just cutting costs.
Collaborative working is an approach where multiple parties work together towards common goals
What is unconscious bias and how can you reduce it?
It is the associations we hold which are deeply ingrained and outside of our conscious awareness or control.
What policies does your company have and how do you comply with them?
My company has a policy of treating others with respect. Similar to Rule 4 of the Rules of Conduct 2021.
What is a RACI matrix?
A RACI chart, or responsibility assignment matrix defines and clarifies roles and responsibilities within a project team.
What is a strategic alliance?
A strategic alliance is an agreement between two or more parties to pursue a set of agreed upon objectives needed while remaining independent organisations
Explain your understanding of supply chain management.
Supply chain management (SCM) is the coordination of a business’ entire production flow, from sourcing raw materials to delivering a finished item.
Why is accountability and responsibility important when working in a team?
They ensure each team member knows their specific duties and what’s expected of them, reducing confusion and overlap. When issues arise, accountability makes it easier to identify where things went wrong and how to fix them.
Explain Tuckman’s theory in relation to teamwork.
Tuckman’s theory describes five stages of team development: forming, storming, norming, performing, and adjourning. This model helps teams understand and navigate their growth process
Explain the Belbin team roles.
Identifies distinct roles that contribute to a team’s success, based on individuals’ natural behaviors and strengths.
Explain how the RICS Rules of Conduct relate to inclusion and diversity.
Rule 4 of the RICS Rules of Conduct requires members and firms to encourage diversity and inclusion. It gives advice on actions for firms of different sizes ranging from sole practitioners, small firms, and large firms.
For example larger firms should remove bias from recruitment, provide staff training on DEI and support employee groups that support different communities.
