The total of the areas of each floor level of a building measured to the outer perimeter of external walls, sheltered areas and balconies.

The total of the areas of each floor level of a building measured to the IDF of all external walls and balconies on each level.

The floor area available on an exclusive basis to an occupier.

How should IPMS 1 & 2 be reported?
Should be reported to users with a coloured drawing and component area spreadsheet

What is IPMS 1 used for?
Primarily used for planning purposes or the summary costing of development proposals.
Whole building measurement (including external shelters & balconies but they are stated separately).

Used for marketing purposes
Define IPMS 3
Used for measuring the occupation of floor areas in exclusive use. Generally used for transactions have to state if IPMS 3a or 3b.
Define IDF
Internal Dominant Face, the extent of each section of an external wall where the inside finished surface area of each part of a window, wall or other external construction features varies from the inside finished surface area of the adjoining window, wall or external construction feature, ignoring the existence of any columns.
