delivery
intent to deliver is effective in three ways: 1 manual delivery, 2 notarized acknowledgment by the grantor and recordation, and 3 anything else showing grantor’s intent
Transfer to third party with no conditions
if the grantor gives a deed to a third party with instructions to give it to the grantee there is a valid delivery.
Transfer to third party with conditions
when a grantor gives a deed to a third party to give to a donee when a condition occurs, the main issue is whether the grantor can revoke the deed before the condition occurs. where the condition is not the grantor’s death, most courts hold delivery revocable unless enforceable k to convey. if the condition is the grantor’s death, deliver is irrevocable.
acceptance
by the grantee is required in order to complete a conveyance
