Infrastructure: What is going wrong and how might we fix it? with Alex Vaughan, CEO of Costain Group.

A

I listened to this podcast and learned about the challenges with investment needed to support the UKs infrastructure needs, plus the complexities surrounding the delivery of transport infrastructure.

Challenges include the old transport infrastructure in place (Victorian railways) may not be fit for purpose now, and the cost to upgrade the tracks is significant.
There is a north south divide with infrastructure and transport links, which has a knock on effect with investment, productivity, displacement of people etc, fuelling a disparity between the UK.

A

Webinar about the growth of AI in the workplace, how it can be a force for good and change, bringing cost efficiencies, scale gains, and accuracy. However, it also poses challenges with the reliability of data, bias, reliability on AI instead of human-centric strategies / decisions - AI it does not look at the whole picture (yet).

Corporate Capital Outlook Report Q4 2023 2023

A

Reading the latest CCS report, I learned about macro economy updates, and how corporate clients are adjusting. After 1-2 years of high inflation, interest rates, and debt, markets have had to adapt quickly. Whilst some occupiers have adjusted to this new normal, others have been slow to react and have subsequently, suffered.

Webinar on how flexible office space can be implemented across a corporate clients portfolio and how we can advise on bringing the Colliers team into conversations with clients in respect of flex consulting.
Flex can either be implemented where a client has surplus space and can lease it out to a flex operator. Or, a client relocates form a traditional office to a flex space.

I learned about Class E use class order, and Biodiversity Net Gains -the process of improving the natural habitats to deliver a measurable positive impact on diversity through the development process or land management - am approach ensuring a min 10% increase in biodiversity compared to the pre-development state.

Historic buildings typically do not meet current or projected MEES Regulations, so there is a requirement for change to bring this existing building stock up to compliancy, and to also meet occupier demand.

Nearly 40% of global carbon dioxide emissions come from the real estate sector, Of these emissions, approximately 70% are produced by building operations, while the remaining 30% comes from construction. Cutting emissions in the real estate industry will support nations achieve net zero targets, and improve the existing real estate stock.

Conducting interviews with industry professionals, I learned how ESG is impacting their work in the wider context of the office market, and how it is impacting decision making.

Some professions were more advanced than others and there is a lag time in the industry, but there is a flight to quality form occupiers.
