Read an article on EGI in regards to hospitality wage increases due to lack of demand since foreign staff returned home as a factor of Covid-19.

Attended a Rating Seminar Rating Talking Heads: May on 26 May 2021 at Virtual Monthly Discussion

Fleurets pub prices 2020

A

This identified Average Price dropped significantly. Better stock was held onto by landlords who did not want to sell in uncertain covid times due to fear of achieving a poor price. Majority of sales are from northern lower grade stocks. Not Like for like.

Use class changes and rationale?

A

Restaurants now in use Class E – Commercial, business and service

Pubs now as Sui generis – No class specified

These transitional provisions will remain in place from 1 Sep 2020 until 31 July 2021 when reviewed.

Changes between use class do not require planning permission, giving greater freedom during these uncertain times. Help the high street.

The impact of CVAs on the UK retail

market

A

gives businesses in serious financial difficulty the chance to renegotiate debts with their creditors and allow recompense over a structured period of time.

For a CVA to be accepted as a viable course of action, a vote is conducted in which three-quarters of the creditors, by value, need to give support for the proposal to be ratified

Landlords can be unfairly voted into something they did not sign up for, giving rent reductions and massively affecting the value of their property.

Turnover rents

A

UK shows that turnover rents requested by retailers range from 1–15%, with an average of 7%

either from the turnover percentage, or baseline with ratchet top-up

Would make sense for public houses,in light of today’s market. However rent reviews would need to be annual not 5 yearly.

neighbourhood forums (as defined in Neighbourhood Planning regulations)
unconstituted community groups of at least 21 members
not-for-private-profit organisations (e.g. charities).

Stay on list for 5 years

6 months to gather funds and make a bid to buy property. Not rights of first refusal!!!

Can delay the private sale of a public house by 6 months!
