Cooperative
title to the land and buildings is held by a corporation that leases individual apartments to its shareholders.
Condominium
each owner owns the interior of his individual unit plus an undivided interest in the exterior and common areas.
Cumulative Zoning
creates a hierarchy of land uses, where land can be used for its stated purpose or any higher purpose.
Nonconforming Zoning
land may only be used for the purpose it is designated for.
Special Use Permit
a permit which must be obtained even though the zoning is proper for the intended use. This is usually for hospitals, funeral homes, etc.
Variance
a departure from the literal restrictions of a zoning ordinance granted by administrative action.
Nonconforming Use
a use that exists at the time of the passage of a zoning ordinance and that does not conform to the purpose of the ordinance cannot be eliminated at once.
