I was approached by a resident about a potential land strip sale. To fully understand her requirements and to inform her of Crest’s considerations before agreeing to the sale.

I was approached by a neighbouring business about the purchase of a land strip on the edge of our site. The value of the site should have been based on the income of a business and therefore I instructed a Registered Valuer to assist.

When instructing an architect for Ripley, they informed me that there was a conflict. I concluded I couldn’t give me informed consent and therefore the instruction was not to go ahead.

I was asked the assess the viability of a community doctors facility to inform negotiations with the appraisal. I run a sensitivity analysis using 3, 5 and 7 unit scenarios and advised my Director of the most appropriate one.
Option 1 (3 units) - -£680k return Option 2 (5 units) - -£60k return Option 3 (7 units) - +£200k return

I was tasked with carrying out a development appraisal of 42 units to determine the betterment of return for Crest.
GDV - Taken from previous phasing using the comparable method.

Important because they give an insight into the businesses performance which is particularly important during these difficult times. An example of this is when Crest reported a profit warning before attending a interview.

I understand my company’s objectives in regards to ROCE hurdles and I look to mitigate this through potential JV’s or deferred payment profiles.
