I was asked the assess the viability of a community doctors facility to inform negotiations with the appraisal. I run a sensitivity analysis using 3, 5 and 7 unit scenarios and advised my Director of the most appropriate one.

This are received in writing and acknowledged within 5 days. Once acknowledged they are saved into our Coins system and managed effectively to try and get a timely resolution.

Crest Nicholson looked to enter into a fully forward bulk sale of 154 units. I was tasked with managing the build contract and had to negotiate appropriate longstop dates, suitable level of tolerance and procedures for variations.

Long stop dates - L&T 1954, advised that the long stops should be set on a build duration from commencement, not specific dates.

Apartments across the board were experiencing a slow sales rate;
- This is because of lack of amenities on site and predominantly families.

MidSussex SHMA - Highlighted the growing need for family homes.

Proposals incorporated;

  • Smaller product in terrace format with bookends
  • Larger properties in more prominent locations (as suggested by Linden).
