What does CMMS stand for?
Computerized Maintenance Management Software
What does EAM stand for?
Enterprise Asset Management
What is Space Management?
Focused on the organization of assets on a floor plan. Typically used by very large organizations to organize pace effectively.
What are work orders?
A ticketing system for someone to issue a job that will be completed by a technician who will close out the job after completion.
What is Preventative Maintenance?
Planned maintenance based on a calendar. If you’re running a huge plants many equipment will need regular maintenance (think about your vehicle and regular oil changes to prevent future deterioration)
What is asset tracking?
List of all of your assets, where are they, what condition they are in, who has them, etc.
What are the modules for CMMS?
Work Orders
Preventative Patience
Predictive Management
Asset Tracking
Inventory Tracking and Purchasing
What module do we want to avoid talking about?
Predictive Maintenance. Uses sensors to ensure whatever asset that is running that nothing is going to fail. Checks temperature, flow rate, etc. It has an IOT aspect to makes sure a buyer is always monitoring the process.
How do we ask the user count on CMMS leads?
“How many employees will be opening work orders?” After the buyer answers ask. “How many employees will be closing work orders?”. We want to note both numbers with opening typically being much higher as those closing work orders are typically a handful of technicians.
What is our required questions for facilities management?
How many buildings do you have?
What are the main difference between CMMS, EAM and Facilities Management?
CMMS focuses on the maintenance of equipment and machinery, facilities management focuses on the management/maintenance of buildings and EAM takes a holistic view of all assets and is usually for larger organizations.
