Green buildings
Is the practice of creating structures and using processes that are environmentally responsible and resource efficient throughout a building’s life cycle. That life cycle respectfully analyzes and integrates site selection through design, construction, operation, maintenance, renovations and deconstruction. The practice expands and also complements the classical building concerns of economy, utility, durability, and comfort.
Built environment
Human-made surroundings that provide the setting for human activity.

Is an approach that integrates practices, people, business structures, and systems into a process that-collaboratively harnesses the talents and insights of all participants to optimize project results, increase owner’s value reduce weste, and maximize efficiency through all phases of design, Fabrication, construction, and ongoing operations:

Integrative process- pre-design phase
Steps:
- Life cycle approach
- develop a clear statement of The project’s vision
- define the green goals of the building. The GGB should: support the vision, be clear,cover all the projects be achievable, measurable, applicable.
- set priorities.
- select the project team
- research green technologies and strategies
- assign small task groups
- define green building budget items
- review applicable laws and standards
Building code
It is the law, but it’s minimum standard enforced by the local government.
Policies play an important role. Not just building-specific policies - there could be local policies, state policies, state requirements, rules, laws, and regulations that are out there, which projects will have to meet.
Integrative Project team
Is a collaborative group involved in design and problem solving during all steps of a project.it will incorporate people an trades from every aspect of the building process and even the building’s end users. Every member will need to be committed to the green building goals and vision.
Iterative Process
Is a technique research + development teams use to help them optimize their products, services, and business processes The process involves repeated trieal-and-error style cycle according to whet they learned in the previous iteration
Pre-design phase. Zoning and local codes
Zoning ordinances may address:
- minimum parking requirements
- building height
- floor area ratio
- open space
- density
- landscape restrictions, such as tree save areas
Floor area ratio
Relationship between the total building floor area and the allowable land area the building can cover
ICC
International Code Council - membership association dedicated to building safety and fire prevention, develops the codes used to construct residential and commercial buildings including homes and schools.
ICC has building, plumbing mechanical, and fire codes.
IgCC
The ICC introduced the International Green Construction Code. Provides model code language to establish baseline regulations for new and existing buildings related to energy conservation, water efficiency, building owner responsibilities, site impacts, building waste, and materials. It becomes law when it is adopted by the state or local authority charged with governing construction. The adopting jurisdiction is charged with determining the final content of the code, and has the ability to calibrate the application of the code on a project-by-project basis.
