Subdivisions
land divided by the owner/ sub-divider into separate and lots for building
Subdivision
The division of plot, parcel, or tract land within a period of 5 years into 5 or more parcels of 1 1/2 acres or less.
3 Basic methods used to describe real estate
- Lot and block
- Metes and bounds
- Rectangular (or government) survey
Metes and Bounds Method
Oldest type. Metes mean distance and bounds means angles or compass directions
Rectangular survey system
checkerboard of squares and rectangles. Based on two sets of crisscrossing lines: principal meridans and base lines.
Township tiers
lines in a government survey running east and west, parellel to the base line and six miles apart from each other.
Ranges
strips of land that run north and south and divided into six mile wide strips parallel to the meridian.
Township squares
six miles square and contains 23, 040 acres or 36 square miles each 36 square miles is called a section
Lot and Block System
Uses numbers stated in a recorded plat map filed in the county’s public records
