Deed Restrictions
An imposed restriction in a deed for the purpose of limiting the use of the land by future owners.
Enforcement
Neighbors or the original subdivider enforce deed restrictions through court actions.

Police Power
Is the power vested in a state to establish legislation to preserve order, protect the public health & safety and to promote the general welfare.

Zoning Ordinance
Are laws of local government authorities that regulate and control the use of land and structures within designated districts (zones).
Non-conforming Use
A use of a property that is permitted to continue after a zoning ordinance prohibiting it has been established for the area. “Grandfather”
Variance
Permission obtained from zoning authorities to build a structure or conduct a use that is expressly prohibited by current zoning laws. An exception from the zoning ordinances.

Friable
Older Asbestos fibers break down into tiny filaments and particles.
Radon
Is a radioactive gas produced by natural decay of other radioactive substances.
