Affirmative Easement
Alllows holder of easement to go on grantors land for a specific purpose
Freehold Estates

Life Estate
Grants possession only during life of a specific person
Fee Simple Estate
Confers max number of rights and privledges recognized by law
Tenancy at will
Lease with no specific duration and can be terminated by either party
Periodic tenancy
Successive periods of time until either party terminates
Tenancy at sufferance
Not a leasehold interest; continued possession after lease expires
Encumbrance
Claim or interest in property held by person other than owner
Encroachment
Physical intrusion or trespass upon another property
Easement implied
Parcel of land cut off from any access to a public way
Easement of gross
- Does not benefit a particular parcel of land
- Benefits holder of easement personally
- Burdens one or more properties
- Transferred only be assigning the easement right
Easement appurtenant
- Attached to and part of dominant estate, automatically transferred when dominant land sold
- Easement that benefits a parcel of land
