What is base rent?
The monthly recurring charges as stated in the lease.
What is additional rent?
They are expense escalations and common area operating expenses.
What are sundry billings?
They are miscellaneous charges.
What is a lease?
A written agreement between the tenant and the owner of a building for the use of psace in that building for a time.
What is the lease commencement date?
The date that the tenant moves in and starts paying rent.
What is stepped rent?
Rent that has a lower than average first year rental rate that gradually increases throughout the lease term.
When is stepped rent commonly used?
It is used when overall rental rates are lower than average, to intice potential tenants to the building, when a tenant is a start-up company that is cash poor.
What is holdover rent?
An amount stated as a multiple of the current rental rate. It is charged if the tenant continues to occupy space after the lease term expires.
What is additional rent?
Rent charged to capture the the increased cost of operating the building through agreeded upon increases to the minimum rent.

What is percentage rent?
Rent collected from a retail store if sales figures exceed an agreed upon level. This helps to cover building owners costs for upgrades to attact retail customers and helps the owner participate in the tenant’s success.

It is a listing of revenues charged and received that are recorded on a daily basis.
What is the minimal amount of information that should be kept in a tenant database?

Explain tenant reminder notices.

What is the cutoff date?
The date marking the end of monthly activity.
Why is there a cutoff date rather than using the end of the month?
It provides for sufficient time to categorize, verify and transfer data to the monthly financial statement reports.
What are the three basic varieties of tenant billings?
Base rent, additional rent, sundries
Define holdover rent and rent abatement.
Holdover rent-rent that is charged to a tenant who occupies a space past the end of a lease.
Rent Abatement is free rent.
