annexation
attaching person property to land so it becomes a fixture and legally part of real property.
appropriative rights
water rights allocated by government permit, according to an appropriation system. it is not necessary to own property beside the body of water to apply for an appropriation permit.
appurtenance
a right that foes along with ownership of real property, usually transferred with the property but may be sold separately
bill of sale
a document to transfer ownership of personal property from one person to another
bundle of rights
all property rights that are conferred with ownership and run with the land, including the right os disposal, use, and enjoyment.
chattel
a piece of personal property
emblement or fructus industriales
a crop that is planted and cultivated through someone’s labor and industry. emblements are consider to be personal property. called fructus industriales
encroachment
a physical object intruding onto neighboring property, often due to a mistake regarding the boundary.
fixture
a manufactured attachment; an item of personal property attached to or closely associated with the real property in a way that it legally becomes part of the real property.
fructus naturales or natural attachment
naturally occurring plants generally considered part of real property also called natural attachment.
leashold improvement
a fixture a landlord attaches to real property for tenant use.
improvements
additions to real property that are manufactured; increases property value, such as a barn or building.
land
the surface of the earth, everything under the ground to the center of the earth, and the airspace above as far as can reasonably be used.
littoral rights
water rights of landowners whose land touches non-flowing water such as a lake, sea, or ocean.
personal property
tangible items that are not permanently attached to or part of real estate, not real property. moveable property to not affixed to the land. also called chattel
