The grouping of homesites within a subdivision on smaller lots than normal within the remaining land used for common areas.
Clustering
UCC requires permits to be issued by each county or municipality before construction, alteration, demolition, or change in use of a building can be undertaken. application must contain such information as location of property, construction plans, estimated cost of the work, and names and addresses of owners and designated contractors.
Construction permit
The voluntary transfer of private property by its owner to the public for some public use such as for streets or schools.
Dedication
Ordinances that restrict the average maximum number of houses per square acre that may be built in a particular subdivision. this average is called gross density.
Density zoning
Engineer’s report often required before a building permit is issued.
Environmental impact studies
Protects the state’s water supply, developments involving one acre or more paving over or covering of one-acre or more are are regulated in the highlands area by the DEP under this act.
Highlands Water Protection Act
a hault to development, often temporary.
Moratorium
Investigation of soil absorption and drainage.
Percolation test
In the southern part of the state, regulates development, setting guidelines for land use by local governments.
Pinelands Protection Act
A planned combination of diverse land uses such as housing, recreation, and shopping, in one contained development or subdivision.
Planned unit development (PUD)
Municipal body overseeing the orderly development of real estate.
Planning board
A map of a town, section,or subdivision indicating the location and boundaries or individual properties.
Plat
Increase in value resulting from combining two or more lots into one larger parcel - see assemblage.
Plottage
The division of a parcel of land into two or more parcels; a tract of land divided by the owner; known as a subdivider, into blocks, builiding lots, and streets according to a recorded subdivision plat that must comply with local ordinances and regulations.
