what to look for when you invest in a mutual fund?
fund's name, objective - past history, professional opinions, size and types of companies current income expected capital growth conservation of principal
what is a socially responsible fund?
fund that provides/ avoids a particular quality that others do not.
- consider your views and opinions and determine if there are any qualities that you wish to support and deny (i.e. cigarettes, natural gas, religion, no child labor, etc)

prospectus: written summary of past history of a fund
annual report: required document. the fund must provide annual info on conditions of company
professional advisory service: publicly available opinions from professionals analyzing various companies

advantages to investing in real estate
- hedge against inflation
- others manage it (REIT/partnership)
- tax reduction on primary home
- ease of entry into the market
disadvantages to investing in real estate
- could lose money (real estate is very versatile- natural disasters, depreciation, declining property value)
- bad partners
- must take care of damages to property
- illiquidity/hard to sell fast and ties up money
