Legal description
A detailed way of describing a parcel using a survey
Survey
The process by which boundaries are measured to determine the exact location and size of a parcel
Methods of describing real estate
- Metes-and-bounds
- Rectangular (or government) survey
- Lot and Block (recorded plat)
Metes-and-bounds
A method that starts with the point of beginning (pob) and ends at the point of ending (Poe).
It uses monuments to identify all corners
Monuments
An iron pin or concrete post used to identify corners of a parcel
Rectangular (government) survey system
Describing land by use of “principal meridians” and “base lines”.
Principal meridians run north and south
Baselines run east west
Ranges
The land that runs parallel to the principal meridian and is divided into 6 mile strips
Township lines
Lines that run parallel to the base line
Township Tiers
The strip of land that are formed by township lines. 6 miles strips.
Township squares
The 6x6 mile square that is formed by intersecting township tiers and ranges
Sections
Township squares are divided up into 36 square “section”.
- By law #16 is set aside for a school
- Each section is one square mile or 640 acres
Plat map
Map of a town, section, or subdivision, indicating the location of boundaries
Lot and block system (recorded plat)
A system for describing land according to a plat map. A surveyed area is broken into “lots and blocks”.
- Lot: numerical designation of particular parcel.
- Block: name of subdivision
Spot survey
When a survey shows the location, size and shape of buildings.
Datum
A level from which elevation is measured
