Canceled
When a license becomes void, effective as of the date approved by the Commission, and does not involve disciplinary action.
Cease to be in force
When certain events occur, such as a broker changes business address, the licensee cannot conduct business until the DBPR receives notification of the change.
Active license
An active license is required to engage in real estate services. Sales associates achieve active status by finding an employer and registering with the DBPR under the employing broker or owner-developer.
Ministerial duties
Ministerial duties of the Division of Real Estate (DRE) involve record keeping.
Current mailing address
The current residential address a licensee uses to receive mail through the U.S. Postal Service.
Executive
Powers of the Florida Real Estate Commission (FREC) include the power to regulate and enforce license law.
Group license
A sales associate or broker associate employed by an owner-developer (real estate developer) who owns properties in the name of various entities can be issued a group license that entitles the licensee to work for the separate sales projects owned by the owner-developer.
Ineffective
A license that exists, but the licensee cannot use it because the license is either inactive or has been suspended.
Involuntary inactive
The license status that results when a license is not renewed at the end of the license period.
Multiple licenses
When a broker holds more than one broker’s license at one time, the broker is said to hold multiple licenses.
Promulgate
The formal act of enacting a statute or an administrative rule. To publish and officially announce a new or amended rule or statute. The FREC may promulgate rules and regulations.
Quasi-judicial
Powers delegated to the FREC include the power to grant or deny applications, to determine license law violations, and to administer penalties.
Quasi-legislative
Powers delegated to the FREC to enact rules and regulations and to decide questions of practice.
Void
To no longer exist and to have no legal effect.
Voluntary inactive
The license status that results when a licensee has met all of the requirements for licensure, yet the licensee chooses not to engage in the real estate business, and has requested that his or her license be placed in this status.
