Heavy construction
Larger infrastructure like highways, bridges, canals, dams, subways, tunnels, utility systems, water control, communications
Industrial
Large-scale manufacturing, processing, and chemical plants or utility generation installations.
Design intent
Statement that defines the anticipated aesthetic, functional, and performance characteristics of the finished building
Floor plan
Representation of a building viewed from above after a horizontal plane has been cut through it and the top portion removed.
Building section
View of a building after a vertical plane has been cut through it and the front portion removed.
Construction documents
Composed of the drawings and specifications
Construction drawings
Working drawings showing dimensional relationships of form, size, and quantities
Specifications
Detailed information on exact materials to be used and the ways processes are to be conducted
General contractor GE
Assume responsibility for entire construction at a specific cost and by specified date
Subcontractors
Perform the required work within their technical areas like electrical, plumbing etc.
Superintendent
General contractor’s on site representative responsible for continuous field supervision.
Competitive bidding
Qualified construction contractors are invited to bid on the project on a competitive basis. Contract is often awarded to lowest bid
Invitational bidding
Only preselected contractors are asked to provide bids on a project
Negotiated contract
Owner may decide on a contractor from previous projects without seeking other bids
Fast tracking
Shortens construction time by beginning work on site prior to completion of construction documents
