What are neighborhood design guidelines?

Administered by private neighborhood associations on the property.

3. Visibility of structure and parking lots from the street

What are Code, Covenants and Restrictions (CC&R)?
Agreements though homeowner associations. Pet Parking Spaces Recreational facilities Sub-leasing
HOA has legal right to impose fines and initiate legal enforcement.
What is a variance?
Granted by zoning authorities.
Variances give the owner the right to deviate from the zoning ordinance.
The proposed deviation must be in the public interest.
What is a Conditional Use Permit?

Special land use that does not fit into the existing zones:
Hospital, School, Fire station, Park, and others such as engine repair shops
The local Zoning Ordinances typically specifies those uses for which a CUP may be requested, which zones they may be request in and the public hearing procedure.
The site is located in an historic district. How does this affect the project?
The project must comply with the local historic preservation plan. Major changes must be compatible with the existing character of the historic district.
What is the purpose of a zoning ordinance?
Local law to implement the policies of the General Plan.
The distribution of residential, commercial, industrial and other zones are based on the land use pattern established by the General Plan.

- Sets restrictions, such as height limit, lot size, setbacks, and parking requirement.
What are subdivision regulations?
The division of land parcels for sale, lease or financing is regulated by ordinances based on the State Subdivision Map Act.

What is the difference between a general plan and a specific plan?

- Specific Plan is a community plan or specific neighborhood plan for a more narrowly defined or particular geographic area within a city.
When would a project need a permit from the department of public works?
For any construction on public property or in a public right of way:
Sidewalks Driveways Curbs Sewers Storm Drains Trees and tree wells Street Lights
A navigable stream is located adjacent to the site. How will this affect the project?
US Army Corps of Engineers permit is required for:
- All project on a navigable stream or waterways, and
- All projects located in a wetland area.

Encourage compatible design within existing neighborhood.
Design Review Board approval is a prerequisite for obtaining a building permit.
