What is an investment block discount?

When a large block of properties is put on the market simultaneously, it can flood the market with available units, potentially causing a decrease in demand and price per unit as buyers might be less willing to purchase at the same price if they have more options to choose from.
essentially meaning that buying a whole group of properties together will result in a lower price per unit compared to buying them individually, due to factors like the increased transaction complexity and potential market disruption from selling a large volume at once.
