You mention a delay in your appointment, what were the timescales to site?
Official appointment came towards the end of January 2019. Contractor appointed end of May. Works started on site 10th June 2019. Completed 2nd August 2019.
What legislation did you use to influence your design?
BB102 – Designing for disabled and SEN children. BS 8300. BS 9999. Building regs.
What was the roof construction as we can see in your photo?
Steel roof – Purlins, Liner sheet, VCL, insulation, Cap sheet
Did you ignore the water issues with the slab?
CCTV drainage survey, visual inspection of pipes and RWG, determined to be lack of DPC as former builder’s merchant.
Sectional shut down; how did you maintain fire escape?
Clients fire engineer – temporary fire strategy
What was your contingency arrangement if works over ran from 3:30pm?
Change over staff would stay until contractors left to provide additional safeguarding.
How did you phase the electrical works?
We achieved sign off on Emergency lighting, EIC certs, PASS certs, & fire alarm.
What are the differences between IFC & MW?
MW: Simpler works with limited structural or building services. Value under £500k IFC: Works involving multiple trades. Under £1m. Structural works with minor building services. Control procedures such as Practical completion & Partial possession.
What is a PD / CA?
PD – Manages H&S in pre-construction phase = Pre-construction phase plan. CA – Impartially administers the Contract between Employer and Contractor.
Could you name some H&S checks that were undertaken before the works began?
Designers risk assessment, asbestos survey, fire risk assessment
What is a designer’s risk assessment?
PD designs hazards out of the scheme, chooses safe alternatives.
£280k in 6 weeks did you think this was realistic.
Yes - Around 48k per week, big ticket items, Contractor prelims high.
Did you include council own policies and procedures in the tender docs, if so, what?

What alternative did you use for correcting tender errors, where is this documented?

What is a performance bond?
Usually 10% of the contract sum. Insurance guarantee. Protects against non-performance of a contractor. Insurance company or a bank.
