Accessory Buildings and Uses
A
- Accessory buildings and uses customary with and incidental to the principal use are permitted unless otherwise excluded by this chapter
- Warehousing customarily incidental to any of the preceding permitted uses special uses

Standards
A
- Minimum lot width: 80’
- Minimum lot size: 9,500 sq. ft.
- Minimum front setback: 10’ except points of ingress and egress (Abutting residential district 25’ or prevailing setback)
- Minimum side yard: None unless abutting residential district, the transitional areas apply
- Minimum rear yard: 10’ unless abutting residential district, the transitional areas apply
- Shoreland setback: 50’ unless immediately adjacent parcels contain principal structures , then prevailing setback or 35’ whichever is greater
- Maximum height: 45’ or 3 stories
- Maximum lot coverage: Shall not exceed 30%

Primary Facade
A
Minimum 50% brick, brick veneer, natural stone, stone veneer, or decorative concrete

A
High quality, durable material such as vinyl, EFIS, corrugated metal, or other metal siding shall not exceed more than 25%

Landscape Requirements
A
- Minimum 15%
- Adjacent to building: a buffer no less than 3’ shall be provided at the base of the principal structure facing the street or parking exposure, 25-50% evergreens, 50% of total building perimeter must be landscaped

Parking Lot Landscaping
A
- Perimeter screening: 8’ buffer adjacent to street, 1 canopy tree and 5 shrubs every 30’
- Interior landscaping: Parking lots 5,000+ sq. ft. shall provide interior landscaping totaling no less than 10% the parking area, Each area must have a minimum area of 100 sq. ft. and contain 1 canopy tree plus shrubs and/or groundcover

Bio-Retention Devices
A
- Can replace perimeter and/or interior landscaping if plantings are designed by a landscaping professional and approved by the Plan Commission
- If plantings are used as screening, plantings must be at least 3’ above finished grade when fully mature
- Must be a permitted stormwater management practice approved by the Department of Public Works

Outdoor Lighting
A
- Detailed lighting plan showing location and dimensions of all structures and photometric calculations of each proposed light
- Exterior lighting shall be full cut off and directed downward and away from adjoining properties
- Pole height shall not exceed 25’ or height of principal structure
- Lighting poles shall not be placed in transitional areas. Poles exceeding 15’ shall have a minimum setback of 30’ where parcel abuts a residential district

Storage of Waste and Trash
A
- Shall not be located in front or side yard (Except through lots)
- Shall be screened from view by fencing or solid material
- Screening at least 5’ in height
- Screening shall have at least 75% opacity at time of installation

Mechanical Equipment
A
- Ground mounted: Shall be screened from view by wing walls, landscaping, or both and should be constructed with like materials to the principal structure
- Roof mounted: Shall be screened from view on all sides with materials that are compatible with the principal structure

A
- Driveways, parking areas, and driveway aprons shall be surfaced with asphalt, concrete, brick, or other durable dust-free material
- A 6” curb shall be constructed at edge of parking lot adjacent to building or pedestrian path, and planting areas
