benefits of good design 1.1 Flashcards
what do all building designs initially have to meet and why
all buildings have to meet the clients specification because without the client to finance the work there is no project
when does the needs of the clients design have to be compromised
the needs of the client must compromised if they breach local restrictions , planning laws and environmental requirments
what 5 things does the designer have to consider when designing a building
the aesthetics
access and egress
security
internal layout and arrangement of rooms/spaces
energy efficiency
what is the superstructure of a building
the superstructure is the building above the ground
what is the substructure of a building
the sub structure of the building is the part of the building that’s below the ground
how can impact on the environment be minimized
with considerate planning and the use of modern innovative building materials
what can lead to pollution of the land, air and natural watercourses
inconsiderate construction and inappropriate disposal of waste
how can pollution effect the environment
pollution can damage or destroy whole ecosystems, outsites the boundary of the site and beyond the lifetime of the development
define brown fields sites
area of land that have previously developed or built on , even if there is no physical evidence of earlier use
define greenfield sites
area of land that has not been previously developed or built on, above or below the ground
how is the environmental impact of building design, construction and use monitored and controlled
-an environmental impact assessment (EIA)
-an energy performance certificate (EPC)
-the code of sustainable homes
- a site waste management plan (SWMP)
- building regulations
what are the requirements of the environmental impact assessment?
the environmental impact regulations require developers to identify significant effects on the environment of their proposed construction project at the planning application stage
what must be done if the type of development is listed in schedule 2 of the EIA regulations and exceeds the thresholds set out there
the local authority must screen the proposals to determine the likely environmental impact and decide whether an EIA is required.
what is an energy performance certificate ?
epc is a legal requirement for domestic properties in the uk that are availble to buy or rent. epc is the rating of the energy efficiency in a building.
what is the code of sustainable homes
this was a government led assessment method for rating and certifying the performance of new homes in the uk
what is the site waste management plan
a swmp sets hiow the waste on site is managed and disposed of during a construction project
what is building regulations part L
this is concerned with the amount if fuel and power used in new buildings and how to minimize the amount of emissions
