Steering
Channeling of homebuyers to specific areas based on race, national origin, religion.
HUD- must be shown what buyer/renter requests.
Blockbusting
Encouraging homeowners to sell out by predicting minorities are moving into the neighborhood.
Redlining
Refusing to make a mortgage loan or grant insurance policies in certain areas regardless of an applicants solid economic qualification

Added handicapped, mentally handicapped, and people with families (i.e.. children)

Can not charge more than 1.5 monthly rent
Must specify non-refundable amounts in cleaning deposit.

ARLTA Failure to deliver Possession
Tenant can terminate lease and receive full refund if not delivered within 5 days. Can sue landlord.
Self-help for minor defects
Landlor has 10 days to make minor repairs, can spend up to $300 or half a months rent whichever is greater if not fixed.
Failure to supply essential Services
This covers water, heat, air conditioning, electricity. Tenant can move out until fixed and reimbursed for rent
Constructive eviction
Renters forced to move out through no fault of their own
Failure to return security deposit
15 business days to pay, or pay double.
