  • increases total land area available
  • decreases house prices
  • locks people into area as value of houses prevents them from selling and moving elsewhere
  • ‘White flight’ but with affluent people may occur
  • could lead to local authorities taking no action as redeveloping land may not be viable
  • as people who live there may not earn enough to make it viable
