Zoning ordinance
Its only ordinance is a government limitation on the use of a land enacted under police powers by municipality, cities or counties.
Public hearing must be held to enact zoning ordinance
Municipality
A city or town that has corporate status in local government
Ex. Any real property owned by municipality, or in which the municipality has a property interest or property management responsibility
An area separating to incompatibly zoned areas from each other
Buffer zone
Setback
The minimum distance a building must be from the street and or lot lines
Variance
A use granted that deviates from the zoning ordinance
1.) most likely granted if the owner shows the zoning pose in under hardship..
2.) for example, a variance must be granted to allow a homeowner to build a garage closer to the property line than the setback allows
3.) notice to neighbors is often required.
They use that predates the zoning ordinance, and therefore may continue, but may not expand. If the structure is destroyed, it may not be rebuilt.
