What are the different stages of defining a client’s requirements?
- Statement of need - first attempt to describe the possible requirements for the project
- Strategic brief - describes the requirements in sufficient detail in order to appoint consultants and will develop further once appointments have been made
- Project brief - the key document upon which the design is based
How would you set about preparing a brief on behalf of your client?
- Meet with client and develop the statement of need
- Consult with key stakeholders (workshops, interviews, surveys etc.)
- Visit similar projects
- Consider lessons learnt from previous projects
- Obtain input from statutory authorities (e.g. planning, building control etc.)
What information would you expect to see in a client’s brief?
- Client’s overall objectives and vision
- Functional and spatial requirements
- Quality requirements
- Stakeholder needs
- Environmental standards (e.g. BREEAM assessment)
- Budget
- Programme (including phasing)
- Extent of services required
- Inclusions and exclusions
How do you record the client’s brief on your projects?
Clients’ briefs should always be recorded in writing to avoid any misinterpretation of the requirements
Do you always have to record a client’s brief?
No, but surveyors are strongly advised against not recording the brief in writing
