Q

As of the sixth month on a building project, cumulative planned value was $10,000. Actual cost during this period totaled $8,000. How is this project doing?

A

This project is doing good because according to the definition of planned value and actual costs, the project is ahead of schedule.

Q

Are the schedule evaluations from CPM and EVM consistent? If not, what causes the differences?

A

Critical Path method is designed to display the total time a project takes with given circumstances what activities would be delayed if another was delayed. it also gives the total amount an activity can be delayed. The earned value method is designed to track spending with the work done. shows how much events costs with a given schedule. They both work together but are different in nature.

12
Q

Either CPM or EVM, which method do you recommend as better schedule evaluation? Why?

A

I would recommend CPM for purely a schedule evaluation. it is designed to show the delays and errors with time. It can then be used to help build upon when and where to do certain activities. If someone were looking for cost considerations, I would recommend the EVM.

Q

A planimeter is used to determine the areas of sub grade cut (excavation) cross sections along a construction roadway. What is the distance, average area between stations, and the volume excavated?

A

???

18
Q

Which of the listed methods of dispute resolution is nonbinding?

A

Mediation

19
Q

What is the Spearin Doctrine and associated with which entitlement?

A

20
Q

What causes claims? What must contractors do to support a claim?

A

Claims arise when working conditions are not meant, i.e. work wasn’t done, money wasted. Contractors must have export testimony to help court understand their side

21

A

Compensable Delay, excusable delays, nonexcusable delay, concurrent delay

22
Q

If you notice, “No damage for delays” clause in your new contract document, what will you do and why?

A

Try to get it removed. It could be abused unfairly by trying to speed up or slow down the project completion and then blame the contractor

23
Q

Explain why electrical, mechanical, and plumbing rough in must begin before framing is complete?

A

These rough ins must begin before framing is compete because these utilities would be too difficult and unnecessary to install after putting up dry wall or any other walls. By installing them before framing is completed, it is effective to identify all fixtures with an open space

24
Q

What is the water, cement ratio? What is its significance?

A

the water cement ration is the amount of water added to the cement mix. This is important because it should not be excessive because if it is, it will evaporate and leave small holes in concrete.

It means wide flange beam, 24 inches deep and 204 pounds per foot

27
Q

In preparation of the contraction documents, the owner and A/E can reduce disputes by preparing documents based on the following three recomendations:

A

Early Project Planning
Design Review
Contract Strategy Development

28
Q

What are the two advantages of utilizing arbitration rather than a trial to resolve a dispute?

A

Is private and confidential and is determined by the contract: incentivized to avoid court

29
Q

What are two advantages of using mediation versus arbitration?
